Ask for the exact development name, registered location and map pin. Then identify the entrance to the campus you will actually use. Proximity to the district boundary does not necessarily mean a short walk to your lecture building.
Universities in Dubai International Academic City
Institutions with a presence in DIAC include:
- University of Birmingham Dubai, whose campus is located in Academic City.
- BITS Pilani, Dubai Campus, which also provides on-campus residential facilities.
- Amity University Dubai, with student residences and campus facilities.
- Curtin University Dubai, which identifies its campus in DIAC.

Check the teaching location for your particular programme before arranging accommodation. A university’s name alone may not identify the campus you will attend.
The wider education community is substantial, but population figures need context. TECOM’s January 2026 announcement reported more than 38,500 students across Academic City and Dubai Knowledge Park combined, measured at the end of the 2024–25 academic year. That is not a count of students living in Academic City or looking for a private apartment.
For landlords, universities provide a potential source of demand. The number of students does not establish occupancy or achievable rent for an individual property.

Purpose-built student accommodation
The Myriad Dubai is an established student residential community in DIAC. It is an example of purpose-built student accommodation, commonly abbreviated to PBSA.
When comparing residences, ask what the quoted fee includes and whether the price is per room, per person, per month or per academic term. Laundry, cleaning, meals and transport can materially change the total budget.
For property buyers, distinguish renting a student room from purchasing a residential asset. An operator offering rooms to students does not automatically offer individually owned units for sale. Any investment proposal needs its own ownership and operating documents.
Apartments in nearby communities
An apartment may suit university employees, couples or students seeking a different living arrangement. Compare the complete annual cost, including deposits, furniture, utilities, transport and any costs of setting up a tenancy.

DIAC’s community information lists restaurants, cafés, shops and sports facilities. Individual universities also provide their own student services. Access to campus facilities may depend on enrolment or other conditions, so establish what is available to you.
For a student, practical questions include where to eat after evening classes, whether there is a quiet place to study, and how groceries reach the residence. A room that looks affordable can become less convenient if routine trips require frequent taxis.
For families, school arrangements deserve a separate check. University proximity says little about nursery places, school fees or the morning school run. Visit shortlisted homes during the hours you would normally travel.
Silicon Central is a shopping destination to investigate when comparing the wider Silicon Oasis area. For healthcare, check the clinics on your usual routes, their opening hours and whether they accept your insurance. Build the location decision around the services your household actually uses.
Getting around today and the planned Blue Line
Current transport
Public transport already serves Academic City. DIAC’s transport information lists RTA bus route 365, while universities may offer their own transport arrangements.
Check the current service through RTA’s journey planner before relying on a route. Include the walk to the stop, waiting time, transfers and the final campus entrance. For drivers, test parking and the return journey as well as the morning trip.
These details matter when comparing accommodation now. The Blue Line is still under construction.
What the Metro project adds
RTA’s published route runs from Creek through Dubai Festival City, Dubai Creek Harbour, Ras Al Khor and International City, continuing through Dubai Silicon Oasis and ending at Academic City. The announced opening target is 9 September 2029.

For a particular home, the useful question is how residents will reach a passenger entrance. Walking routes, crossings, feeder services and transfers will shape the benefit. A general “near Metro” description cannot establish those details or a future property return.
Tilal Binghatti and Greenz: new options for buyers
Tilal Binghatti
Binghatti describes Tilal as its first master-planned community, spanning more than 10 million sq ft in Academic City. Its advertised collection includes four- and five-bedroom townhouses, six-bedroom villas and seven-bedroom standalone villas.
The developer lists four-bedroom homes from AED 4.2 million. Planned amenities include a man-made beach, swimmable lakes, landscaped areas and sports and wellness facilities.
Compare the floor plan and plot position alongside the amenity list. Ask which facilities are due with your phase and which may follow later. Obtain the current completion schedule and delivery obligations for the specific unit.
Greenz by Danube
Danube markets Greenz in the Academic City area with three- and four-bedroom townhouses and five-bedroom villas. Its project page advertises starting prices of AED 3.7 million and an expected completion date of Q4 2029.
The development is marketed with furnished homes and planned leisure, wellness and family facilities. Confirm the furniture specification, layout and inclusions in the contract.
Request a dated payment schedule for your chosen unit. Check every instalment, the final balance and any conditions attached to a promotional offer before assessing affordability.

Buying near Academic City: costs, ownership and rental demand
Establish what you are buying
Confirm the property’s registered identity, the ownership rights offered and your eligibility to acquire them. Educational free-zone status does not, by itself, answer those residential ownership questions.
For an off-plan purchase, check the project’s registration, payment destination, contract, completion provisions and resale conditions. Make sure the home, parking and promised inclusions are identifiable in the documents.
If residency is part of your plan, obtain an assessment against current requirements. DLD provides a Golden Visa application route for qualifying property investment of AED 2 million or more, subject to conditions and documentation. A purchase price alone should not be treated as approval.
Build the complete cost picture
Budget for acquisition expenses and recurring costs separately. Depending on the property, ongoing expenses may include service charges, maintenance, insurance, cooling and management.
For applicable projects, DLD’s Service Charge Index provides approved charge information. Match it to the relevant project and year, then review the unit’s actual statements. For unfinished homes, ask how estimated charges were prepared and when they will be confirmed.
If buying with finance, assess affordability using the lender’s terms and the full payment schedule. A manageable monthly instalment does not resolve a large future balance.
Assess rental income property by property
Identify the likely tenant and compare equivalent homes: similar size, furnishing, building condition and campus access. Separate advertised rents from evidence of agreed tenancies.
Gross yield is annual rent divided by purchase price. A fuller operating calculation deducts relevant expenses and allowances for vacancy and repairs. State whether the denominator includes acquisition costs; model borrowing separately when assessing cash returns.
For a student-focused rental, examine how the tenancy fits academic dates and who bears utilities, furniture replacement and cleaning. For an off-plan villa, any future rent remains a forecast. Test lower income and a later letting date before relying on it.
