A property advertisement can say “Golden Visa eligible” without answering the question that matters to you: will this purchase, in your name and with your payment arrangements, support your application?

Consider a hypothetical apartment priced at AED 1.95 million. Registration, brokerage and other costs push the buyer’s spending above AED 2 million. Those expenses do not increase the property’s purchase value, so the buyer has not met the threshold on purchase price alone.

Dubai’s ten-year property-investor Golden Visa generally requires qualifying ownership worth at least AED 2 million. Multiple properties can count, but financing, ownership shares and supporting documents need their own checks. Eligibility to apply does not guarantee approval.

This guide focuses on the Dubai route. It explains what to establish before buying, how to budget and which questions to resolve before applying.

What Counts Toward the AED 2 Million Requirement?

Start with the property and your registered ownership interest. Keep transaction costs, furnishing and visa expenses in a separate budget.

GDRFA permits one or more properties with a combined qualifying value of at least AED 2 million. For a jointly owned property, its published general rule requires the applicant’s share to meet that amount.

These hypothetical examples show the distinction:

Ownership exampleWhat the figures mean
One property worth AED 2.1 million, owned entirely by the applicantMeets the value threshold, subject to the remaining requirements
Two properties worth AED 1.05 million each, owned entirely by the same applicantCombined value is AED 2.1 million
A 50% share in a property worth AED 3 millionThe share is AED 1.5 million, below the general individual threshold
An AED 1.95 million purchase plus AED 125,000 in acquisition costsTotal spending exceeds AED 2 million; purchase value does not

The figures illustrate eligibility arithmetic, not property recommendations. Two apartments are not automatically a better investment than one: they may involve different tenants, maintenance obligations and eventual selling costs.

Can an Increase in Property Value Help?

GDRFA allows consideration of a valuation certificate through DLD-licensed offices. That makes an accepted valuation relevant when a property bought below the threshold has appreciated.

A broker’s estimate or advertised asking price is not a substitute for the evidence the authority accepts. Establish the required certificate and assessment process before paying for a valuation or depending on it for residency.

For a borderline purchase, the practical question is which value will be accepted in your application. Avoid committing to a home solely because somebody expects a later valuation to bridge the gap.

Buying Jointly: Check the Ownership Structure First

Couples should investigate their position before deciding how to register the property.

Cube publishes a joint-spouse arrangement under which one spouse may apply as the principal holder and sponsor the other, subject to its conditions. Attested marriage documentation and Arabic legal translation are specified, and ownership proportions can affect who applies. [2]

Ask the processing centre to review the proposed ownership split and documents. Do not assume the general individual-share rule tells the whole story for a married couple.

Equally, do not put a family home in one person’s name purely to simplify visa administration. Ownership affects control, inheritance, financing and each person’s rights. Where necessary, obtain legal advice before registration.

If the property will be held through a company, foundation or another structure, establish the applicable residency route separately. A company’s asset should not be assumed to qualify as an individual’s personally registered property.

Can a Mortgaged Property Qualify?

Yes. ICP’s published framework allows qualifying real estate financed through an approved local bank. However, acceptance of a mortgage does not mean every loan arrangement or payment position receives identical treatment.

DLD’s detailed terms require a bank NOC recording consent to residency issuance, the amount paid and the balance. Its summary also refers to AED 2 million paid. Confirm the applicable paid-amount requirement with your processing centre before relying on financing.

Before signing, ask:

  • Will this bank issue the letter required for my application?
  • What information and addressee must the letter contain?
  • Is my proposed payment position acceptable?
  • When can the letter be issued, and what will it cost?

Mortgage affordability and visa eligibility are separate decisions. Your repayment budget should still work if processing takes longer than expected or further evidence is requested.

Can Off-Plan Property Qualify?

ICP’s guidance includes purchases of one or more off-plan units totalling at least AED 2 million from an approved local real estate company. This supports an off-plan route in principle; it does not make every reservation an immediately approvable application.

Before committing, request confirmation covering the exact project, registration evidence, payment position and documents accepted for your application. Ask when you can apply and what happens if your intended residency date arrives before the application can proceed.

Keep three documents distinct: the reservation agreement, the Sale and Purchase Agreement and evidence of interim registration, commonly called Oqood. Our Dubai off-plan SPA guide explains how these fit into the purchase process.

If residency is urgent, make timing a selection criterion alongside price and layout. A completed home may simplify some ownership-document questions, but approval still needs its own assessment.

How Much Does the Dubai Property Golden Visa Cost?

The property investment and application costs are separate. DLD publishes the following main-applicant schedule for its ten-year investor service:

ItemPublished fee
Medical examinationAED 700
Ten-year Emirates IDAED 1,153
Residence permit confirmationAED 2,856.75
DLD feesAED 4,020
Administrative feesAED 1,155
TotalAED 9,884.75

Cube separately lists AED 9,984.75 for its service. Obtain an itemised quotation from the channel you use rather than treating either published amount as your final all-inclusive bill.

DLD also lists AED 5,774.50 for a ten-year family or parent permit, AED 318.75 for opening the family sponsorship file and an additional AED 100 per sponsored person. Confirm how those charges apply to your household. [4]

Allow separately for insurance, document attestation, translation, any required valuation and applicable visa-status procedures. Acquisition costs and borrowing expenses belong in your property budget too.

For a family, request one consolidated estimate identifying the principal applicant, each dependant and which services are included. This is more useful than multiplying a headline visa price by the number of people moving.

Documents and Application: A Practical Sequence

1. Confirm the Route Before Paying a Deposit

Give the selected processing centre a clear summary of the intended purchase: property details, ownership shares, financing and your current residence status.

Ask which documents it requires for that specific case. Keep the response with your purchase records, particularly when timing or financing is central to the decision.

2. Prepare the Applicant and Property Records

Use the centre’s current checklist. DLD lists a passport, title deed or electronic title certificate, photograph, and existing Emirates ID and residence permit where applicable.

Add the documents relevant to your situation, such as bank evidence, accepted valuation or approved off-plan records. Check names and ownership details before submission; discrepancies are easier to resolve before appointments are booked.

ICP requires valid comprehensive health insurance for the investor and family throughout the residency period. Obtain suitable cover and retain the policy evidence.

3. Confirm Submission and Attendance Arrangements

Cube currently directs applicants to submit online and requires them to be inside the UAE. Online document submission should not be confused with completing the whole residency process from abroad.

Confirm instructions before visiting an office. Arrange the required medical examination and any requested biometrics, and ask how existing residency or entry status should be handled. Do not cancel an existing permit simply because a property booking has been accepted.

4. Allow Time for Processing and Follow-Up

DLD publishes a service time of seven to ten business days. Treat this as a processing indication, not a guaranteed end-to-end relocation timetable.

Document preparation, appointments, corrections and family applications can affect your schedule. Keep travel plans flexible and check whether you can leave the UAE while the application is in progress.

5. Prepare Family Applications Separately

Family sponsorship requires its own paperwork. Cube describes sponsorship of spouses, children and parents, with eligibility conditions.

Prepare a list for each person covering identity, relationship evidence, insurance and any additional supporting documents requested. Confirm attestation and translation requirements before arranging overseas documents.

Keeping the Visa: Travel, Renewal and Selling

GDRFA confirms that Golden Residence holders are exempt from the usual 180-day absence rule. Renewal remains conditional on eligibility. Its property-investor terms also require a restriction against the qualifying property to support continued ownership.

Before agreeing to sell, establish how that restriction will be addressed and what the sale means for your residency and sponsored family. If replacing the property, obtain confirmation of the approved sequence; do not assume a visa link can be moved automatically.

For example, a family upgrading to a larger villa needs to coordinate more than the two property transactions. It should establish the residency implications before accepting sale deadlines or making a new purchase dependent on the proceeds.

Guardians Prime’s Perspective: Buy a Property You Would Still Want

Residency can support a long-term plan to live or invest in Dubai. It should not replace assessment of the asset itself.

Compare the Price With Relevant Evidence

Request comparable completed sales for similar units, considering layout, condition, location and possession arrangements. A visa-related price threshold does not establish fair market value.

Our Rule of 3 in real estate guide explains ways to structure comparisons and assess affordability.

Budget for Ownership, Not Just Acquisition

Review service charges, cooling, maintenance, insurance and borrowing costs. For a rental investment, allow for vacancy and realistic management expenses rather than treating gross rent as spendable income.

Our guide to checking Dubai service charges before buying explains the budget and invoice checks that help make comparisons meaningful.

Keep the Purchase and Residency Timelines Separate

A payment plan, handover date and planned family move can look aligned on paper while depending on different approvals. Build a financial reserve and a workable accommodation plan around possible delays.

Before committing, be able to answer: does the home suit my needs, is the price supported, can I fund it comfortably, and has my intended residency route been checked?

Frequently Asked Questions

Can I combine two properties for a Golden Visa?

Yes, qualifying properties can be assessed together. Check the ownership records and accepted values rather than assuming the sum of advertised prices is enough.

Does buying an AED 2 million property automatically grant residency?

No. The property threshold is one element of eligibility. The applicant must complete the required checks and obtain approval.

Can spouses use a jointly owned property?

A joint-spouse arrangement is published by Cube, subject to documentation and ownership conditions. Confirm who can apply as principal holder before choosing the registration split.

Can I apply immediately after reserving an off-plan unit?

Do not assume so. Confirm the project’s accepted registration and payment evidence, along with when your application can be submitted. A booking receipt alone should not determine your relocation plans.

Must I return to Dubai every six months?

Golden Residence holders benefit from the exemption described above. Track permit expiry and maintain the applicable residency conditions even when living overseas.

What if I want to sell the qualifying property?

Resolve the property restriction and residency position with the relevant authorities before committing to the sale. Confirm any replacement-property arrangement rather than assuming approval.
