Two Dubai apartments are advertised with a 60/40 payment plan. In one, the final 40% is payable at completion. In the other, that balance is spread over instalments after handover.
The headline is identical. The cash you need to collect the keys is very different.
A post-handover payment plan lets you pay part of a property’s purchase price after handover, subject to the contract’s conditions. It can help you spread your spending, but the remaining instalments still need funding even if the property stays empty.
Before choosing a plan, establish three things: how much is due before you receive possession, what you can do with the property while payments continue, and whether your income can cover the balance.
What Does “Post-Handover” Actually Mean?
A post-handover payment plan, or PHPP, extends the developer’s payment schedule beyond handover. The precise balance, duration and frequency depend on the signed Sale and Purchase Agreement (SPA).
For example, on a hypothetical AED 1.5 million property:
| Payment structure | Paid by handover | Remaining obligation |
|---|---|---|
| 70/30, with 30% on completion | AED 1.5 million, including AED 450,000 at completion | No purchase balance owed to the developer |
| 70/30, with 30% over three years after handover | AED 1.05 million | AED 450,000 over 36 months: AED 12,500 monthly |
These are illustrations, not current project offers.
A “1% monthly” headline describes payment frequency and size. It does not, by itself, confirm a post-handover period. Check the deposit, additional milestone payments and final balance. Our guide to Danube’s 1% payment proposition explains why the full schedule matters.
How the Purchase Works
1. Booking and registration
Read the reservation terms and request the draft SPA before committing. Confirm the unit, total price, refund conditions and every payment deadline.
DLD’s initial-sale service registers off-plan transactions in the provisional register through Oqood and issues a registration certificate. Ask for evidence that your purchase has been registered; a payment receipt serves a different purpose.
The published fee schedule lists 2% of the sale value for the seller and 2% for the buyer. Confirm the contractual allocation and payment timing. If you agree to pay the full 4%, and it falls due with a 20% deposit, those two items require 24% of the price before other charges.
Under Dubai’s escrow framework, off-plan purchase payments are deposited into the project’s escrow account. Verify the account independently and distinguish purchase instalments from separately invoiced registration or administration fees. Escrow safeguards project funds; it does not guarantee timely delivery or investment returns.
2. Construction payments
Identify whether each instalment follows a calendar date, a construction milestone or a handover event. Do not assume a construction delay automatically pauses a fixed-date obligation.
Keep a payment calendar showing the amount, trigger, evidence required and due date. Overseas buyers should also allow for currency conversion, transfer costs and banking lead times.
3. Handover and ongoing payments
Before accepting possession, review the handover notice, inspection arrangements, outstanding payments, utility connections and service-charge invoice.
Ask when service-charge liability begins under your documents and what period the invoice covers. The purchase instalment is only one part of your handover budget.
Then confirm the remaining schedule in writing, including any larger final payment. For the wider contract review, use our guide to off-plan SPA clauses to check before signing.
Can Rental Income Cover the Instalments?
It can contribute, but whether it covers them depends on the purchase balance, repayment period, achievable rent and operating costs.
Consider the hypothetical AED 1.5 million apartment above, with AED 450,000 payable over three years. The annual purchase instalments total AED 150,000.
Assume annual rent of AED 105,000, service charges of AED 13,500, and a maintenance and insurance allowance of AED 3,500. These are modelling assumptions, not Dubai market averages.
| Annual cash-flow item | Base case | Vacancy and management scenario |
|---|---|---|
| Rent collected | AED 105,000 | AED 96,250 |
| Service charges | AED 13,500 | AED 13,500 |
| Maintenance and insurance allowance | AED 3,500 | AED 3,500 |
| Management fee | None assumed | AED 4,812.50 |
| Cash available for purchase instalments | AED 88,000 | AED 74,437.50 |
| Purchase instalments due | AED 150,000 | AED 150,000 |
| Additional buyer funding needed | AED 62,000 | AED 75,562.50 |
| Instalments covered by rental cash flow | 58.7% | 49.6% |
The second scenario assumes one month without rent and an all-in management cost of 5% of collected rent. Both scenarios exclude acquisition costs, furnishing, leasing fees, major repairs and any applicable investor taxes.
In the base case, the buyer contributes approximately AED 5,167 per month on average. If the assumptions remain unchanged, that becomes AED 186,000 over three years.
This funding gap is not automatically an investment loss. The purchase instalments reduce the amount still owed on the property. Profitability requires a separate assessment of the purchase price, all costs, rental income and eventual sale proceeds.
Cash timing matters too. Dividing annual rent by 12 does not mean the tenant pays monthly. Map actual rental receipts against instalment dates and keep accessible funds for the periods between them.
For a better operating-cost estimate, start with checking service charges before buying.
Can You Rent Out the Property Before Paying in Full?
Do not treat possession alone as confirmation that you can let the unit and register the tenancy.
Before including rent in your repayment plan, obtain written answers to these questions:
- Does the SPA permit letting while the purchase balance remains unpaid?
- Is developer consent required?
- Who is recorded as the owner, and who is authorised to sign the lease?
- What documentation will support Ejari registration?
DLD’s tenancy-registration requirements distinguish owners and authorised representatives and include requirements concerning ownership data. Verify the applicable route for your unit.
Also allow time for snagging, furnishing where needed, marketing and tenant move-in. A completed building does not produce rent automatically.
When Will You Receive the Title Deed?
Separate physical possession, registration status and settlement of the purchase price. The label “post-handover payment plan” does not explain how all three will be handled.
Before signing, ask the developer to identify:
- The registration document you receive at handover.
- Whose name appears on the property record.
- Any restriction or security connected with the unpaid balance.
- The documents, steps and fees needed after final settlement.
Confirm the proposed arrangement with DLD or an authorised registration trustee. If the contract is unclear, obtain a UAE property lawyer’s review before committing. This matters particularly if you intend to rent, resell or seek bank financing before the final instalment.
Is an Interest-Free Plan Really Cheaper?
A plan advertised without interest may still be more expensive than another purchase option. Compare the full price and payment schedule, including fees, against a written quotation for faster payment where available.
Use equivalent units: the same layout, floor, view and furnishing specification. A cheaper apartment in a different position does not establish the cost of the payment plan.
Ask whether early settlement attracts a discount, a charge or neither, and whether the offer expires. Avoid applying a generic “payment-plan premium” to every project.
A mortgage comparison also needs more than a monthly-payment figure. A longer loan term may reduce the monthly commitment while leaving debt outstanding for much longer. Compare total cash paid and the balance remaining at the same future date, alongside financing costs.
Do not rely on obtaining a mortgage at handover. Your future eligibility, the lender’s valuation and its acceptance of the property and registration structure still need assessment.
Can You Resell Before the Plan Ends?
Establish the exit route before booking.
Ask whether resale requires a minimum paid percentage, developer consent, full settlement of the balance or another condition. If a buyer can take over the remaining schedule, confirm the approval process and whether the original terms survive the transfer.
Request a written breakdown of transfer-related costs and the sequence of payments.
This affects the pool of potential buyers. Someone who likes your apartment may be unable to fund a large settlement required before transfer. Equally, a transferable payment plan is only useful if its terms are attractive to that buyer.
Treat resale as an option to evaluate, rather than the funding source for an instalment you cannot otherwise afford.
What Happens if You Miss a Payment?
Check the SPA’s late-payment provisions, notices, default remedies and any security documents. Contact the developer promptly if a problem arises and record any agreed variation in writing.
For purchaser default under an off-plan sale agreement, Article 11 of Law No. 13 of 2008, replaced by Law No. 19 of 2020, provides a DLD notification process that includes a 30-day notice to fulfil contractual obligations. Available remedies depend on statutory conditions, including construction progress.
Do not assume every post-handover dispute follows an identical cancellation or enforcement process. The contract, registration arrangement and circumstances matter. Obtain legal advice before withholding payments or responding to a default notice.
Guardians Prime’s Perspective: Choose the Property, Then Test the Plan
A longer schedule can preserve cash for other commitments. It cannot fix an unsuitable layout, weak rental demand or an excessive purchase price.
A useful comparison starts with similar properties, then tests each payment schedule against your finances. Our guide to assessing affordability and cash reserves offers a framework for that discussion.
Before reserving, check five points:
- Total commitment: Include the deposit, construction instalments, handover payment, fees and remaining balance.
- Rental evidence: Use comparable properties and realistic occupancy assumptions, rather than a sales illustration.
- Cash resilience: Test vacancy, delayed letting, higher running costs and reduced personal income.
- Rights and exit: Confirm letting, registration, resale and early-settlement conditions.
- Property quality: Compare location, layout, developer delivery and long-term maintenance.
For owner-occupiers, model household spending and any overlap between existing rent and the new property’s costs. For investors, quantify the contribution needed beyond rent. Size the cash reserve around that calendar; one fixed buffer will not suit every buyer.
Frequently Asked Questions
Is a 60/40 payment plan always post-handover?
No. The final 40% may be payable at completion or spread after handover. Check the payment schedule for exact dates and triggers.
Does “1% monthly” include the deposit?
Do not assume it does. The schedule may include a separate deposit, larger milestone payments or a final balance. Add every instalment and confirm the total reconciles with the purchase price.
Do post-handover plans require mortgage approval?
A developer instalment arrangement is distinct from a bank mortgage. Confirm the developer’s eligibility checks, documents and payment-security requirements. If you later need a mortgage, separate lender approval is required.
What if completion is delayed?
Read how the SPA links payments to dates, milestones and handover. Ask for written clarification of any revised schedule. Do not stop paying solely because the advertised completion date has passed.
Can I repay the balance early?
Check the contract and request a settlement quotation. Confirm any charge or discount, how unused payment instruments are handled, and the steps to clear registration restrictions where applicable.
Is a post-handover plan suitable for a first-time buyer?
It may be, if the total price is competitive and the buyer can fund every payment under realistic assumptions. A manageable initial deposit is insufficient if later instalments exceed available income and savings.
